Bruce Norris is an active real estate investor and educator with over 40 years’ experience. Bruce has been involved in more than 6,500 real estate transactions as a buyer, seller, builder, and money partner. But he considers himself a pretty regular guy that loves to teach.

 

When Bruce bought Aaron a car for graduation and then bought a house for less than the price of that car, Bruce knew that he knew nothing about why a car was more expensive than a house.  He though someone must have already figured it out.  When he couldn’t find anyone who had, he decided that he would be the one to do so.  With the intent to figure the market cycle out in order to protect his dough, he never thought it would be the path to teaching countless investors how data would be an integral part of their world.  He though, “I would rather know when to, than how to, any day of the week”

1996

The California Comeback- Why Prices Will Double in the Next 8 years

  • 1990-1996 saw prices go down
  • The mood toward real estate was depressed
  • People looked at the title and laughed

Prices Tripled!

 

  • 2006

    The California Crash

    • The mood toward real estate was euphoric
    • People looked at the title and were angry
    • Why? It was so opposite their recent experience

    Prices down by 50% foreclosures up 1000’s of percent

 2012

“All in or Fold”

  • After a lot of analysis, we encouraged investors to buy and hold
  • Created an 8 years hard money rental loan

Appreciation saw many investors increase the size wan value of their portfolio.

2017

2% Mortgage Rates, 40 Trillion In Debt and Other Surprise Endings

  • Predicted interest rates would be in the 2’s in the next recession
  • Predicted the debt would be 40 trillion by 2027
  • Seemed kind of crazy at the time to most people

Many refinanced into rates they will never let go.  Oh, and we are definitely on track for the debt part of this prediction.

2022

Uncharted Territory – The Final Chapter

  • Was exactly that.   We were heading into never seen territory
  • No one knew exactly how the economy would respond to the pandemic
